North Quad Housing Phase I consists of the design-build delivery of three, four-story student dormitories totaling 730 beds and 189,000 sq ft. The development is situated over 11 acres and included the installation of landscaping, irrigation, site lighting, utilities, parking and pedestrian walkways.

Buildings A and B have dormitory suites for underclassmen. Building C, which features full kitchens and living rooms in the units, is an apartment building for upperclassmen and students with families. The interior space includes residence units, lobbies and study lounges. The construction is slab on grade, wood framed construction with fin windows. The exterior is plaster, ceramic tile, and cement board siding. Site work includes grading, underground utilities, nine acres of landscaping, new and repair of existing parking lots, exterior lighting, and concrete flatwork.

The original scope of service called for several more buildings to accommodate the required number of beds. Webcor was able to reduce the number of buildings and increase the number of beds while saving the University several million dollars. Webcor also handled the entire furniture, fixtures and equip­ment installation throughout the complex. Although the original schedule called for a short duration for design and construction, Webcor completed the project on time and in advance of September classes.
