The 88 is a 22-story, luxury high-rise condominium tower in downtown San Jose’s arts and entertainment district. The reinforced concrete structure consists of 197 units and features a club level with lap pool and spa, a skyline terrace, a state-of-the-art fitness facility and other resident amenities. As a public/private partnership between the developer and the San Jose Redevelopment Agency, the project required Webcor to work closely with the developer and city government stakeholders to achieve success. Webcor took part in community outreach efforts and successfully coordinated with numerous municipal and county agencies including the Santa Clara Valley Transportation Authority (VTA). Webcor worked closely with its subcontractors to integrate the precast concrete panels, metal panels and curtain wall elements that were selected for the building’s skin. By using metal studs and plaster in lieu of precast concrete panels for levels 1-4, Webcor helped reduce costs while still allowing the client to achieve their aesthetic goals. The site had a significant amount of groundwater from aquifers and undocumented wells. Webcor’s close coordination with geotechnical and shoring consultants, and 24/7 monitoring allowed it to successfully mitigate the impact of the water and maintain the integrity of the site throughout the excavation. By self-performing the structural concrete work, Webcor was able to sequence an aggressive 5-day-per-floor pour cycle which allowed the project to achieve an earlier completion date. |
