The project location is in San Jose on Delmas Avenue between Santa Clara Street and W. San Fernando Street. This is a redevelopment of a vacant parcel consisting of 8.83 acres. The project includes the renovation of an existing historic 16,600 gross square foot building and approximately 1,227,250 gross square feet of new construction. The existing 16,600 square foot historic San Jose Water Company headquarters building will be renovated into retail shell space with possible food and beverage uses. The new construction will consist of two new 11-story Class A office buildings with a luxury 10-story apartment building with 325 units and associated amenity spaces and parking. The total residential project area will be approximately 360,000 gross square feet. The total building height for the office is 180 feet for building A and B, and 128 feet in height for the apartment building. All buildings contain retail, and share the three parking levels, and other amenities. An existing 16,600 square foot, low rise building on-site will be used for retail space. Office Buildings A and B are 411,450 and 426,660 square feet respectively. The office buildings are located over a three level basement with approximately 2400 total parking spaces.
The residential amenity areas will be approximately 15,000 gross square feet, including public lobbies, retail, lounge, terraces, swimming pool, meeting rooms, and facilities. Residential landscaped area is 27,000 square feet. Adjacent to the lobby on the ground level, will be two commercial retail spaces.
Office Buildings A + B will be Type IA steel frame construction with composite floor decks for maximum lease spans and flexibility. Basement levels are framed in post tensioned concrete with reinforced concrete columns and walls.
