One South Park is a seismic retrofit and conversion of a 52,164 square-foot 1920s-era warehouse into modern residential units. The 35 high-end condominiums feature exposed concrete ceilings and contemporary finishes. Each unit has a dedicated parking space in the building’s garage which utilizes a space-saving car stacker system.
Webcor created additional living space by adding a new floor within the existing structure, and by replacing the original roof with a new penthouse building. All of the existing columns and exterior walls had to be strengthened to accommodate the new penthouse. To address the challenging seismic and structural changes, Webcor worked closely with the structural engineer to develop a temporary shoring and bracing system to allow the building to be temporarily cut in half. Webcor also overcome a challenging geo-technical issue by innovatively extending the building’s existing foundation with minimal cost or schedule impact.
After construction was well underway, the developer requested extensive new upgrades to the finishes in response to market demands. Webcor completed the additional work within budget and within the original schedule.
One South Park was awarded the Best Renovation / Restoration Award from California Construction’s Best of 2008 awards.
