Scheduling: Putting Time on Your Side
An accurate schedule provides the foundation for a well-managed project. Using the latest in multidimensional Building Information Modeling (BIM) technology, we produce a master CPM schedule early in the conceptual design stages. The schedule reflects an accurate scope of work and includes pre-construction activities such as entitlement, planning and design. BIM technology allows the schedule to be continuously and accurately updated and reviewed by project managers. This results in a real-time roadmap that our clients can depend on.

Quality Control: Meeting the Highest Standards

Our quality program establishes the expectation of quality at the very beginning of the project and continues seamlessly through to the completion of the finished product. Our Quality Department creates a customized database and reliable master punch list for each project, which we also provide to the client and architect.

To ensure that we are meeting expectations, we continually inspect for quality of craftsmanship, commissioning, project performance and long-term operational performance. To ensure our high standards are met by our subcontractors, we systematically evaluate their quality of work, technical skills, safety practices, teamwork, and financial performance.

Commissioning: Achieving Proper Function, Performance and Client Satisfaction
Commissioning is the process by which all of a building’s systems and major components are specified, installed, tested and balanced to meet the project’s operational intent. A deficiency in one system or component can result in the sub-optimal performance of others. Proper commissioning is essential for:
• achieving maximum performance
• managing equipment in accordance with manufacturers’ guidelines
• budgeting for maintenance costs

Webcor’s comprehensive commissioning program ensures that building systems perform as specified, and also provides a means of verifying the implementation based on manufacturers’ guidelines and industry standards. The process begins in pre-construction—when we define the specific criteria of how the building should function—and continues until we turn over the completed building to the owner.

Our large volume of projects has enabled us to build excellent long-term subcontractor relationships, which allow us to provide the most highly skilled workforce at the best price. We ask for and receive our subs'  best people, which allows us to produce the best results.

We have the expertise to develop the complete design and performance criteria for subcontracted work, and to bid the work to subcontractors and suppliers with a proven record of performance, quality workmanship, and competitive pricing. Bids are reviewed with the client and architect to identify potential cost savings. To ensure a project will be completed on schedule, we identify early-on the services and materials with long lead times.

Cost Control: The Bottom Line
Our systematic approach to cost control provides our clients with the information they need to effectively manage their budget at every step of the project. Starting in pre-construction, we use Building Information Modeling (BIM) to identify design conflicts and constructability issues long before they can become costly problems in the field. BIM is also tightly integrated into our estimating process which tracks costs as the project moves from schematic design through to completion.

When it is time to write subcontracts for the project, we are meticulous in defining a comprehensive scope of work for each trade, so that no unexpected expenses emerge later. Should any changes occur in the scope of work once construction has begun, we quickly identify the cost and schedule implications.

Self-Performed Work: Building a Solid Foundation
Unlike most contractors, by self-performing the work for critical trades such as concrete and carpentry, we can be more effective in avoiding delays, assuring the quality of work and reducing costs associated with subcontractor supervision.

Our concrete and carpentry divisions are proven specialty subcontractors who regularly bid on and work for other general contractors. The experience of assuming the role of the subcontractor has honed our divisions to deliver the most competitive pricing, competent construction and experienced management. Our concrete group is so competitive that it is typically the low bidder and first choice for every project it bids on.
