Project Updates

Every builder knows that achieving a Temporary Certificate of Occupancy (TCO) is more than just an important milestone. It's a testament to a project's resilience, innovation, and collaborative spirit. Webcor's Genesis Marina project reflects this journey, highlighting a noteworthy blend of digital strategies and human-centric leadership that contributed to overcoming unprecedented challenges.

Genesis Marina, located in Brisbane, CA, is a premier waterfront life science campus totaling 784,000 square feet with a shared outdoor space overlooking the San Francisco Bay. The project includes Class A laboratory and office spaces, a restaurant, and commercial recreation spaces over a naturally ventilated open parking structure.

Webcor's collaboration with architectural firm SOM, known for its meticulous attention to detail, pushed the team to achieve exceptional standards in alignment and finish quality. Digital modeling and visualization tools supported this pursuit of excellence, ensuring precision and adherence to the envisioned aesthetic and functional requirements.

The quality of work has drawn praise, from the polished concrete floors carefully aligned with interior finishes to the intricate maze of mechanical systems supporting cutting-edge research. Architectural concrete was another high-quality element of the project.

Fostering a Culture of Teamwork and Community

The construction of Genesis Marina has been as much about building as it has been about fostering a strong team culture. The project team demonstrated how camaraderie and collective effort contribute to achieving project milestones by engaging in team-building activities, from culinary competitions to community service. Beyond the fun and engagement they offered, these activities reinforced the value of a cohesive team in overcoming project challenges.

As Webcor looks beyond the TCO milestone, Genesis Marina serves as a blueprint for future endeavors. The successful navigation of this complex project -- through the integration of digital tools, strategic communication, and a strong team culture -- highlights the evolving nature of construction management.

This was Webcor's first project for Phase 3 Real Estate, which is a big life science developer, says Construction Manager John Tuttle. "We were able to show them everything from the start of site demolition and grading all the way through the structure to topping-out ceremonies and final completion."
